Starting 1 May 2025, the Queensland Government will be offering a full transfer duty exemption for first home buyers who build their new home.
That’s right — if you are purchasing land to build your first home or buying a brand-new home, you will not pay any transfer duty, no matter the price.
Even if your new home or land costs over a million dollars, you won’t be charged transfer duty.
This is a massive boost for first home buyers and could save you tens of thousands of dollars.
Important Details for First Home Buyers

This transfer duty exemption applies only to brand-new homes and land purchases where you intend to build your first home.

It does not apply to the purchase of existing (already built) properties — you would still have to pay transfer duty in those cases.
Additionally, the First Home Owner Grant (FHOG) remains available, but the eligibility rules still apply:

To receive the FHOG, the total value of the land and building contracts must be $750,000 or less.
